Fire extinguishers look like a solved problem — you bought them, they're on the wall, done. But there are two separate requirements behind them, on two different schedules, and homes get written up for missing the one they didn't know about.
1. The monthly visual check (you do this)
Every month, someone at the home eyeballs each extinguisher: it's in its spot, the gauge reads in the green (charged), the pin and seal are intact, and there's no obvious damage. It takes a minute — and you record that it was done.
2. The annual professional service (a pro does this)
Once a year, a licensed fire-equipment company performs full maintenance and tags each extinguisher with the service date. This is the one people forget, because it's a yearly outside vendor rather than something already on your own calendar.
Why both matter
The monthly check catches a discharged or missing extinguisher between visits; the annual service keeps each unit certified and reliable. An inspection can ask for either, so tracking both — with dates — is what keeps you covered.
